UN has defined rules aiming to develop awareness and propose practical actions for environment protection.
Here is a set of rules suitable in a tropical context that we have identified and which apply either to the hotel industry or to any Real Estate development and maintenance.
Training human resource and optimizing the learning curve
- Use of independant and external expertise in environment protection area
- Inform and promote internaly the use of renewable energies
- Improve management expertise in domains related to environment protection
- Enforce Hotel and house keeping employes awareness by
- Integrating the preservation of the environment in all jobs
- Setting objectives and measurements in employes activities
- Make hotel guests aware of environmental issues and solutions
- Offer services (e.g. transportation, laundry, ...) having less negative impacts on the environment
- Monitor and analyze consumption over pre-defined periods
- Organize internal brainstorming and action plans on potential improvements
- Organize regular preventive maintenance
Reduction of energy consumption
- Ensure optimal use of machinery (e.g. use of low energy equipment)
- Optimisation of permanent lighting technology
- Use of new technologies, e.g. LEDs (Light Emitting Diodes)
- Energy-efficient refrigerators (new technologies are under concept phase)
- Use energy-efficient boilers
- Use solar panels for production of domestic hot water and for swimming pools
- Use more performant air-conditioning systems (e.g. recovering energy)
- Use of keys that reduce electric consumption when the rooms are empty
- Reduce the use of air-conditioning systems by setting up alternative technologies and improved architectural design and thermal insulation (e.g. pipes carrying hot fluids, natural aeration, vegetation, ...)

- Use low water consumption equipment
- Water flow regulators on basin faucets/taps
- Water flow regulators on showers
- Water-efficient toilets
- Use efficient laundry equipment

- Recycle paper (cardboard packaging, newspapers and magazines)
- Limit the use of disposable packaging for the hotel supplies
- Limit the use of plastic equipment
- Recycle glass, plastic, metal packaging
- Limit individual packaging of hygiene products in bedrooms
- Recycle garden green waste
- Limit the usage of fire and garden green burning (only for the cure of vegetation deseases)
- Dispose batteries safely
- Recycle safely of electrical and electronic equipment

- Dispose safely of fluorescent bulbs/tubes
- Increase the usage of renewable energy
- Reduce the use of chimical product in swimming pool water cleaning (efficient new technologies are available in this area)
Ozone layer

- Check that appliances containing these products are leak-proof
